BMS Applications & Uses by Sector
A Building Management System is sector-agnostic in technology, but very sector-specific in design intent. The same Niagara JACE that runs a London office also runs a hospital theatre suite — but the sequence of operation, alarm strategy and documentation pack are completely different. This page maps applications to typical BMS platforms used in each.
Applications by Sector (8)
Commercial Offices
What it controls: AHUs, FCUs, VAVs, chilled beams, heating circuits, lighting, blinds, occupancy zoning.
Typical platforms: Trend IQ4, Niagara/JACE, Siemens Desigo, Distech ECLYPSE.
- City of London Cat-A fit-out — Trend IQ4 + IQECO VAV, BACnet/IP head-end.
- Manchester Spinningfields office — Siemens Desigo CC supervising 9 floors of perimeter heating and chilled beams.
Hospitals & Healthcare
What it controls: AHU pressure cascades for isolation rooms, theatre HVAC, MTHW, steam, medical gas alarms.
Typical platforms: Trend, Siemens Desigo, Schneider EBO, Sauter modulo for clean rooms.
- Acute hospital theatre suite — Trend IQ4E with bumpless changeover and HTM 03-01 documentation.
- Mental-health unit pressurisation cascade — Schneider EBO with critical alarm escalation.
Data Centres
What it controls: CRAC/CRAH units, chiller plant sequencing, free cooling, leak detection, PUE telemetry.
Typical platforms: Niagara, Iconics GENESIS64, Schneider EBO with EcoStruxure IT.
- Slough colocation hall — Niagara N4 head-end aggregating 24 Stulz CRAC units and Trane chillers via BACnet/IP and Modbus TCP.

Pharmaceutical & Life Sciences
What it controls: Clean-room HVAC, GxP environmental monitoring, validation alarms, chamber control.
Typical platforms: Sauter, Siemens Desigo, Honeywell, Vaisala viewLinc.
- EU GMP Grade B / C clean room — Sauter modulo 6 with 21 CFR Part 11 audit trail.
- Vaccine cold storage — separate EMS (Vaisala viewLinc) interfaced to BMS for redundancy.
Education — Universities & Schools
What it controls: Boiler plant, AHUs, classroom CO₂-driven ventilation, sports-hall heating, holiday setbacks.
Typical platforms: Trend, Niagara, Cylon Aspect, Reliable Controls MACH-Pro.
- Russell Group university estate — Trend 963 supervisor across 60+ buildings.
- Multi-academy trust schools — Niagara JACE 8000 with cloud roll-up dashboard.
Retail & Hospitality
What it controls: Rooftop HVAC, refrigeration, store-front lighting, kitchen extract, refrigeration leak monitoring.
Typical platforms: Carel, Niagara, Honeywell INNCOM, Distech.
- Supermarket estate — Carel boss + remote energy reporting across 200+ stores.
- Hotel chain — Honeywell INNCOM in-room control integrated to Niagara head-end for back-of-house.
Industrial & Manufacturing
What it controls: Process water, compressed air, dust extract, factory ventilation, energy sub-metering.
Typical platforms: Siemens, Allen-Bradley, Iconics GENESIS64, AVEVA System Platform.
- Automotive assembly plant — SCADA (Iconics) sitting above Allen-Bradley PLCs and a BACnet HVAC layer.

Public Sector & Local Authority
What it controls: Council leisure centres, libraries, civic offices, sheltered housing communal heating.
Typical platforms: Trend, Niagara, Cylon, Schneider EBO.
- London borough leisure centre — Trend IQ4 with Schools-of-Excellence energy benchmarking.
- Sheltered housing scheme — Niagara dashboard for communal heat-network MID metering.
BMS vs BEMS vs BAS
The terms are largely interchangeable in the market. 'BMS' (Building Management System) is the dominant term. 'BEMS' (Building Energy Management System) is the same thing with extra emphasis on metering and energy reporting — common in public-sector specs. 'BAS' (Building Automation System) is the US term for the same scope.
All three include the same core: field controllers, a network, a head-end, and a graphical user interface. The differences are scope of metering, depth of analytics, and whether lighting / access / fire are integrated under the same head-end.
Smart Building / Master Systems Integrator (MSI) Applications
The newest application of BMS technology is as the 'smart building' integration layer — pulling HVAC, lighting, access control, occupancy, EV charging, sub-metering and IAQ into a single Niagara, Iconics or Schneider EBO supervisor with cloud analytics on top (Switch Automation, Coppertree Kaizen, BuildingIQ).
