What is a BMS engineer?
A BMS engineer (Building Management System engineer) is the specialist responsible for the controls that operate a commercial building's HVAC, lighting, metering and energy plant. The role spans hardware installation, software engineering, network integration, witnessed commissioning and ongoing optimisation — across vendor platforms such as Trend, Tridium Niagara, Siemens Desigo, Schneider EcoStruxure and Honeywell.
Our engineers are directly employed, vendor-trained on every major platform, and work to industry standards: BSRIA BG 49 for commissioning, CIBSE Guide H for controls design and BS EN 15232 for energy-class evidence.
What a BMS engineer does on site
Installation & wiring
Mounting controllers, terminating field wiring, fitting sensors, valves, actuators and VSDs to drawings and panel schedules.
Software engineering
Writing strategy in Trend IQ, Tridium Niagara N4, Siemens Desigo CC, Schneider EcoStruxure and Honeywell — including graphics, alarms and time schedules.
Network & integration
BACnet/IP, BACnet MS/TP, Modbus RTU/TCP and KNX integration between plant, meters and the head-end supervisor.
Commissioning & witnessing
Point-to-point checks, loop tuning, sequence-of-operation proving and witnessed commissioning records issued in the O&M pack.
Optimisation & fault-finding
Trend log analysis, override audits, energy reviews and root-cause investigation of comfort, alarm or plant-cycling complaints.
Planned & reactive maintenance
PPM visits to BSRIA BG 49 schedules, plus 24/7 reactive cover for critical environments — same-day response under contract.
Commissioning & controls standards
Every job is engineered, witnessed and documented against published building-controls standards. Your O&M pack references the clauses below.
Commissioning Building Services
The reference for BMS commissioning method, witnessing, point-to-point records and handover documentation.
Building Control Systems
Design and integration guidance covering controller selection, network architecture, sensor placement and control strategies.
Energy performance of BAC
Defines Building Automation & Control (BAC) efficiency classes A–D — used to demonstrate energy savings from controls upgrades.
Design Framework for Building Services
Sets RIBA-stage deliverables including controls philosophy, points schedules and software description for each work stage.
Building Energy Metering
Metering hierarchy and sub-metering best practice — drives the data model behind aM&T and BEMS dashboards.
Pre & post-handover
Seasonal commissioning, fine-tuning and aftercare — ensuring the BMS performs as designed once the building is occupied.

BMS engineer FAQs
What does a BMS engineer actually do?
+
A BMS (Building Management System) engineer installs, programs, commissions and maintains the controls that run a building's HVAC, lighting and energy systems — covering hardware, software, networks and the head-end supervisor.
What's the difference between a BMS engineer and a controls engineer?
+
In the terms are used interchangeably. 'Controls engineer' is the broader title (covering industrial automation too); 'BMS engineer' specifically covers commercial building HVAC, lighting and energy controls.
What qualifications should a BMS engineer hold?
+
Typically 18th Edition (BS 7671), City & Guilds 2391 inspection & testing, ECS/CSCS site card, plus vendor accreditations on the platforms they engineer (Trend, Tridium Niagara, Siemens, Schneider or Honeywell).
Which commissioning standards do you work to?
+
BSRIA BG 49 for commissioning method and records, CIBSE Guide H for control system design, BS EN 15232 for energy-class evidence and BSRIA BG 6 for RIBA-stage deliverables.
Do you provide a free site survey?
+
Yes — a BMS engineer will visit your site, audit the existing controls, identify quick-win optimisations and issue a fixed written proposal. There is no obligation and no fee.
Are your engineers vendor-independent?
+
Yes. We engineer and maintain Trend, Tridium Niagara N4, Siemens Desigo, Schneider EcoStruxure and Honeywell on the same contract — so a multi-platform estate doesn't need multiple maintainers.
