BMS Protocols Explained — BACnet, Modbus, KNX, LON, M-Bus, OPC UA

A working BMS speaks half a dozen protocols at once. The head-end runs on BACnet/IP, fan-coil controllers chatter on BACnet MS/TP, drives respond over Modbus, lighting talks KNX, heat meters speak M-Bus, and the cloud connection is OPC UA or MQTT. Here is what each protocol does and where to use it.

BACnet/IP and BACnet MS/TP

BACnet (ASHRAE Standard 135 / ISO 16484-5) is the dominant BMS protocol. Two physical layers matter: BACnet/IP runs over standard Ethernet — used for the head-end network and major field controllers. BACnet MS/TP runs over twisted-pair RS-485 at 9.6 to 76.8 kbps — used for daisy-chained application-specific controllers (VAVs, FCUs).

Modern installs are BACnet/IP throughout where cabling allows, and only fall back to MS/TP for cost-sensitive room control. Always specify BTL-listed devices.

Modbus RTU and Modbus TCP

Modbus is the universal lingua franca of plant equipment — chillers, boilers, drives, meters and packaged units almost all support it. Modbus RTU runs over RS-485, Modbus TCP over Ethernet. There is no built-in object model — you read raw registers — so a register map from the OEM is essential.

KNX, LON and DALI

KNX (ISO/IEC 14543-3) is used for lighting, blinds and small-room control, particularly in mainland Europe. LON (LonWorks) is a legacy field-bus still found on older Siemens and Honeywell estates — Niagara and Loytec routers bridge it cleanly to BACnet. DALI (IEC 62386) is the standard digital lighting bus — usually integrated to BMS via a DALI-to-BACnet gateway.

M-Bus and Wireless M-Bus

M-Bus (EN 13757) is the standard meter-bus for heat, water and gas meters. Wireless M-Bus (wM-Bus) extends it to battery-powered meters in residential heat-network sub-metering — a common requirement under the Heat Network (Metering and Billing) Regulations 2014.

OPC UA, MQTT and Haystack

OPC UA is the modern north-bound protocol for getting BMS data into SCADA, MES, ERP and analytics platforms. MQTT is the lightweight publish/subscribe protocol used by smart-building cloud services. Project Haystack is a tagging convention that makes BMS data self-describing — used by Niagara, SkySpark and FIN Stack.
